Plan them in one clear scope.

For Toronto condo owners, landlords and property managers preparing a unit for everyday use, a new tenant or a sale. Start with the actual condition of the unit, then group the work that can be done together.

Walkthrough checklist

What to inspect before booking.

Walls and ceilings

Photograph dents, nail holes, cracked joints, scuffs and any staining. If a leak is active, have its source addressed first. Water-damaged drywall should be assessed only once the area is dry and suitable for repair.

Doors, trim and hardware

List sticking doors, loose handles, worn baseboards, damaged trim and cabinet hardware. Note whether a repair, adjustment or replacement is needed.

Bathroom and kitchen details

Check failed caulking, loose towel bars, toilet-paper holders, hooks and other fixtures. Share photos of anything loose or damaged so the attachment surface can be considered.

Paint and finishing

Decide whether walls need a suitable one-coat refresh, more complete repainting, or repair and primer first. Identify walls, ceilings, trim and doors separately in your request.

01Before work

Condo access

Check the building's requirements early.

Ask property management about permitted work hours, contractor access, elevator booking, loading, parking, protection of common areas and any required approvals. Share the rules with your contractor before the estimate. Requirements vary by building and scope.

Unit turnover

A sensible order for a condo refresh.

1. Resolve underlying issues

Have active leaks and specialist trade work completed before closing walls or applying new finishes. Electrical work, when required, is completed by a licensed electrician and quoted separately.

2. Repair the surfaces

Patch suitable drywall, address trim and door issues, and repair access openings after plumbing or electrical work is finished.

3. Prepare and paint

Agree on preparation, primer where needed, surfaces, colours and number of coats. A major colour change or patched wall may need a different scope than a simple refresh.

4. Finish the punch list

Install or adjust approved hardware, accessories and shelves; check caulking and final touch-ups; then walk the completed scope together.

02Budget

Know what is included

Ask for a written, itemized scope.

For eligible handyman work during regular business hours, MARK & MEASURE's $250 minimum covers up to two hours on site for one tradesperson. Additional labour is $85 per hour per person in 15-minute increments. The clock starts on arrival, not during travel. Materials are charged at cost; paid parking is additional when free parking is unavailable.

Interior wall painting has a separate starting rate of $0.99 per square foot of paintable wall surface per coat, plus material, for qualifying standard conditions. It is based on wall area, not the condo's floor area. Repairs, primer, trim, doors, ceilings, access and after-hours work are scoped separately. Confirm the complete price in writing before work starts.
